This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Revise references to codes adopted by Unincorporated Pima County to City of Tucson on sheets 1, 7, 9, 11.
2. The City of Tucson has adopted the 2012 International family of codes. Remove references to the UMC on sheet 8.

FLOOR PLAN:
3. Show the location of the attic access in a hallway or other readily accessible location with a minimum opening size 22"x30", R807.

STRUCTURAL DESIGN:
4. Provide an engineered design for the wood framed walls that exceed 10 feet in laterally unsupported height, Table R602.3(5)

PLUMBING PLAN:
5. Clarify the maximum developed length of the water supply system (773' on sheet 11) and provide piping from the water meter sufficient for the demand.
6. Provide the listing for the diverter valve specified at the washing machine intended for that use or provide multiple discharge inlets inside the laundry room.
7. Specify the distance of the kitchen range from the gas meter measured along the centerline of the gas piping. If it is more than 200' then provide a minimum 1" supply to that appliance.

MECHANICAL PLAN:
8. Manual D value for construction quality should be 'tight' or 'semi-tight' for new construction with an overall air leakage not to exceed 5 ACH (N1102). Revise load calculations and ensure proper system sizing.
9. Provide consistent information regarding mechanical system information between supplemental calculations and equipment list on sheet 7.

ELECTRICAL PLAN:
10. Bathrooms require a GFCI protected receptacle within 3' of each lavatory, E3703.4, E3901.6.
11. GFCI protection required for receptacles located in garages (including the ceiling) E3902.
