10/06/2014 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Provide structural calculations for the mounting shelf for the water heater to show that the water heater will be safely supported from the building structure. Reference: Section 301.2, IPC 2012.
2. Coordinate the electrical requirements for the water heater with the electrical engineer. Reference: Section 303.2, IPC 2012.
3. The fixture drain serving an automatic clothes washer shall connect to a fixture branch that is at least 3 inches in diameter. Reference: Section 406.2, IPC 2012.
4. Verify the size of the water service: the drawings for the shell building show a 1" RPBP and a 1" water service pipe to the suite as compared to the 1-1/4" water service pipe and the current plumbing plan shows a 1" RPBP but the water calculation calls out a 1-1/4" RPBP. Reference: Section 107.2.1, IBC 2012.
10/06/2014 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. The portion of the building shell being modified in this activity does not appear to have been conditioned. Section C101.4.5, IECC 2012 requires the space to be brought into full compliance with the current energy code as if it was new construction. Provide energy code compliance calculations for the building envelope; use the "new construction" project type. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. Reference: Sections C103.2, C401.2, and C406.1, International Energy Conservation Code 2012.
2. Provide NFRC fenestration product ratings for the U-factor and the SHGC values on COMcheck or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1) and C303.1.3.(2), IECC 2012. Reference: Section C303.1.3, IEC 2012.
3. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012.
4. Revise the Mechanical Compliance Certificate to coordinate with the current activity (only four heat pumps are being installed on the roof, not five). Reference: Section 107.2.1, IBC 2012.
5. Clarify the ventilation calculations. Two closets are included in the calculation but on the plans, they do not have any supply air. On the ventilation calculation chart, none of the three restrooms indicate that they require exhaust, they are labeled as "intermittent" but they have continuous operation during occupied hours. The break room shows a required 68 CFM of exhaust but there is no exhaust shown on the plans (per Section 507.2.2, IMC 2012, 70 CFM is required due to the presence of the microwave). Reference: Section 403.3, IMC 2012.
6. Provide signage indicating the total equivalent length of the concealed dryer exhaust duct. Reference: Section 504.6.5, IMC 2012.
7. Provide make-up air for the dryer installation. Reference: Section 504.5, IMC 2012.
