PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R318.2.
2. Show the garage floor direction of slope, R309.1.

SECTIONS - DETAILS:

1. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2 if using a vented attic design.

PLUMBING PLANS:

1. Show two clothes washer standpipes with one discharge opening plumbed through an exterior wall with an above grade stub-out for gray water surface distribution, or state that the property has with less than 200 SF of available distribution area, City of Tucson Ordinance #11089.
2. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
3. Provide the solar water system line diagram of components and manufacturer's specifications for the collector including the SRCC certification.
4. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air.
2. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Show the location of a service disconnect outside of the building, E3601.6.2 & E3705.8.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and framed walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
