PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. The City of Tucson adopted the 2012 international codes as listed at the Planning & Development Services web site. This building is designated as a townhouse by the zoning review of 9/15/2012. Therefore, solar water heating, solar electrical and gray water preparations are not required.
2. A townhouse dwelling unit requires compliance with R302.2 including a 1-hour fire resistance rating containing no pipes, ducts or vents and with rated fire exposure from both sides.
3. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.

FLOOR PLANS:

1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1.

SECTIONS - DETAILS:

1. Clarify cross-section detail #5/sheet 4. The 2x ledger connection to frame wall is not appropriate for an existing CMU common wall, R106.1.1.
2. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster (stucco) wall coverings, R703.6.3.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
2. Show a pressure and temperature relief valve at the water heater. Note a metallic T&P line terminating at the exterior 6 inches above grade facing down, P2803.6.1, or appeal to the building official for pan termination.

MECHANICAL PLANS:

1. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. The mechanical system calculations may be provided by deferred submittal.

ELECTRICAL PLANS:

1. Use Table E3702.13 for sizing 15, 20 & 30 AMP branch circuit conductors and protection ratings. Show circuit #6 & 8 with a 20 AMP breaker.
2. Show overcurrent protection for the dishwasher and garbage disposer with a 20-ampere branch circuit, E3703.7. Revise the breaker and wire size shown for circuit #19.
3. Show two or more 2O AMP small appliance GFCI circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5. Update circuit #11, 13 & 15.
4. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4. Update circuit #18.
5. All 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors reqiire combination type arc-fault circuit interrupters, E3902.12. Update note #17 with "bedroom" limitation.
6. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
