09/16/2014 | ROBERT SHERRY | WATER | REVIEW | Reqs Change | Keynote 15 on the plumbing floor plan (P201) calls for a "pressure reducing backflow prevention device" to be installed inside of the fire riser room. If you are referring to a reduced pressure principle backflow prevention assembly and if it is intended to protect the municipal water distribution system from the activities taking place in this building, it is required to be installed at a location accessible to Tucson Water. Coordinate the location of the assembly with the civil engineer; the utility drawing of the development package (C2.0) shows a 1-1/2" reduced pressure principle backflow prevention assembly being installed at the western property line for the site, just downstream of the 1-1/2" water meter. Reference: Chapter XXVII, Article V, Section 27-72, the Tucson Code, http://cms3.tucsonaz.gov/sites/default/files/water/docs/backflow-ordinance.pdf |
09/17/2014 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Provide a site utility drawing. Show the size and route of the building water supply along with the location and size of both the water meter and the reduced pressure principle backflow preventer assembly. Show the location of the proposed gravity grease interceptor, the size, route, and slope of the building sewer, the location of all cleanouts in the building sewer, and the location of the connection of the building sewer to the public sewer. Coordinate the location of the connections of the building drain and the gravity grease interceptor with the building sewer. Reference: Section 107.2.1, IBC 2012. 2. According to the civil site plan, the finished floor elevation for this building is 2585 feet, not 4250 feet. 3. Provide water isometrics and waste & vent isometrics. Reference: Section 107.2.1, IBC 2012. 4. Provide a direct connection to the building drainage system for all plumbing fixtures except as allowed by Chapter 8, IPC 2012. Reference: Section 301.3, IPC 2012. 5. Provide automatic faucets for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson. 6. Provide a detail of the water heater installation, including the excess pressure relief, expansion tank, condensate drain, and valves. Reference: Sections 503, 504, 606.1, 607.2, and 607.3, IPC 2012. 7. Correct the material call-outs for the water heater flue that specify the use of PVC (e.g. keynote #3/M101, keynote #10/M201, etc.); the manufacturer of the water heater requires the use of stainless steel pipe for the flue. Reference: Section 305.1, IFGC 2012. 8. Clarify the type of direct vent configuration to be used with the water heater: concentric vents or parallel intake/exhaust vents as shown on roof plan 1/M101 and in detail 4/M602. Reference: Section 107.2.1, IBC 2012. 9. Provide calculations showing how the PEX water supply tubing has been sized. Reference: Sections 604.1 and 604.3, IPC 201. 10. The developed length of the hot water supply piping appears to be greater than fifty feet; provide a method for maintaining the temperature of the hot water supply system. Reference: Section 607.2, IPC 2012. 11. Appliances (e.g. soda dispensers, ice makers, etc) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Section 608.13.1, IPC require backflow prevention. Specify the type of backflow prevention device required for each water connection. Reference: Sections 608.1 and 608.3, IPC 2012. 12. Provide for sterilization and testing of the domestic water system per Section 610, IPC 2012. 13. Revise detail 8/M602 to provide separate indirect waste pipes for the ice bin and the ice maker condensate. Reference: Section 801.2, IPC 2012. 14. Provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling. Reference: Sections 801.2 and 802.1.8, IPC 2012. 15. Indirect waste piping that has a developed length greater than 30-inches (30") when measured horizontally or greater than 54-inches (54") in total developed length shall be trapped. Exception: indirect waste piping conveying only clear-water waste (e.g. effluent from a sanitizing compartment) does not require a trap. Reference: Section 802.2, IPC 2012. 16. Provide sizing calculations for the gravity grease interceptor. Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson. 17. Provide a vent downstream of the gravity grease separator to protect the seal for the grease separator. Reference: Section 1003.9, IPC 2012. 18. Provide roof drainage calculations and plans based on the 100-year hourly rainfall rate for Tucson, 3" per hour. Include the effect of any vertical walls that can divert rainfall onto the roof. Provide the slope of the horizontal storm drains. Reference: Sections 1101, 1106 and 1108, IPC 2012. 19. Provide a cleanout at the base of each roof drain stack prior to connection to a horizontal storm drain or storm sewer. Reference: Sections 708.3.4 and 1101.8, IPC 2012. 20. Note: Southwest Gas, the local gas utility, provides natural gas with an energy content of approximately 1,000 BTU per cubic foot. Reference: Section 402.1, IFGC 2012. 21. Revise the configuration of the natural gas sediment trap, as shown in detail 6/M601, to comply with the requirements of Section 408.4, IFGC 2012 (i.e. the trap is to be in the bottom opening of the run of the tee, not in the branch of the tee). 22. Show that the terminations of the gravity vents for the gas-fired appliances and the fireplace comply with the requirements of Section 503.6.4 (1), IFGC 2012. |
