Since the proposed addition fall within the already disturbed limits of the existing building pad area, Engineering recommends approval of the proposed addition. Please be aware that for future improvements to this property, this lot will be subject to Hillside Development Zone (HDZ) Review, and HDZ data may be required on any future plans, with limits of disturbance area based on Average Cross Slope of the lot (credits may be provided toward NUOS/protected peak areas). It is recommended that an interceptor swale be provided along upstream side of addition to direct stormwater runoff away from structure and around structure to front of lot (not onto neighboring property). The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. The proposed range in the office area will classify this space as a kitchen according to the Unified Development Code. Indicate a minimum 1-hour fire separation between the addition and the existing building and revise permit scope to reflect the conversion of this single family residence to a duplex with the appropriate zoning review. PLUMBING PLAN: 2. Provide a water fixture unit schedule for the entire property (including existing) P2903.6. 3. Specify the size of the water meter, the maximum developed length of water line from the meter the furthest appliance served, and the lowest available working pressure, P2903.7. ELECTRICAL PLAN: 4. Provide a riser diagram for the connection of the sub-panel to the main service panel with feeder conductors, conduit sizes, and over-current protection (with appropriate correction factors), E3705.5. 5.
