This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. GENERAL COMMENTS: 1. Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Update the code reference used for the design on sheet A-5, E-1 & M-1. STRUCTURAL PLANS: 1. Provide a complete roof framing plan with beam and rafters sized with appropriate load carrying capacity, R301.1. Removal of a load bearing wall requires a supported beam, or an engineer analysis for verifying the load carrying capacity for the additional load. Sistered rafters noted on Section 3/A-7 are not covered by the prescriptive IRC code. 2. Provide rafter sizes and spacing in compliance with Table R802.5.1. Remove or update the AWC span report on sheet A-7. An incorrect deflection limit was used. NOTES - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Update the branch pipe size to 1" for the 200k demand at appliance #8. ELECTRICAL PLANS: 1. Show sub-panel feeder over-current protection (breaker size) at the main panel, E3705.5. 2. Show overcurrent protection not exceeding the allowable conductor ampacity, E3705.5. Revise the breaker or wire size shown for circuit #2/4. 3. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 4. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
