PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related (Structural) sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Remove the UPC code reference on A0.00.

FOUNDATION PLANS:

1. Show untreated exterior posts with a metal pedestal base with 1" space above concrete, R319.1.4 exception 1. Notate detail 2 & 3/S2.1.
2. Show compliance with termite treatment, R320.

FLOOR PLANS:

1. Show the door (#09) from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2012 Amendment.
2. Show compliance with R310 providing egress from bedrooms opening directly into a public way.

STRUCTURAL PLANS:

1. Provide the (GT) girder/beam sizes for determining performance compliance, R301.1.
2. Provide a complete braced wall design, R602.10 include:
a. Braced wall lines with maximum spacing of 60' and offsets no more than 4'.
b. Braced wall panel within 10' of each end and no more than 20' between edges; or provide an engineer's calculation, design and seal for shear wall placement.

SECTIONS - DETAILS:

1. Show a cross-section detail with exterior wood siding, sheathing and wall framing with a 6" clearance above the ground (R317.1 item 5) and with minimum ½" diameter anchor bolts, R602.10.8 & R403.1.6. Update detail 1/S2.1.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Show lumen limits for the 17,741 SF lot. The proposed landscape lighting of unshielded style fixtures may not exceed the unshielded lighting limit.
