This site is in the HR-3 Zone. Historic review is required (UDC Sections 3.3.7 and 5.8.5). (This project is scheduled for historic review.)

This site has encroached beyond the property line adjacent to the alley along the north side. Contact the City of Tucson's real estate department. This must be resolved prior to issuing a permit.

COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment (UDC Section 3.10.1).

This site is located in the HR-3 zone (UDC 4.7.12). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The height of the structure facing the north property line is eighteen (18) feet, six (6) inches. The required setback is twelve (12) feet, four (4) inches. The proposed setback is two (2) feet to the existing property line. The property line shall need to be adjusted.

The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). The propose setback to the west side street is zero (0) feet.

The minimum driveway length to the edge of a sidewalk for a garage is nineteen (19) feet (UDC Section 6.4.5.C.2.b.1). The minimum driveway length for a garage is eighteen feet to the property line (UDC Section 6.4.5.C.2.b.1.a & b). The proposed driveway length to the west side street property line is zero (0).
