SUMMARY: Engineering Division of Planning & Development Services Department has received the building plan (T14CM04633). Engineering Division does not recommend approval of the building plan applications at this time. The following items need to be addressed:


BUILDING PLAN COMMENTS:

1) The building plan can not be approved by the Engineering Section until the last approved site plan and grading plan (DP12-0030) has been finalized. Currently the site/grading plan is in an EXPIRED status and there are outstanding grading inspection that still need to be called in. Contact Patricia Gehlen for further clarification on how to reactivate the EXPIRED site/grading plan application and what is required for the inspections with fees.
2) The building plan TI application can not be approved as shown with the proposed outdoor patio until a revised Development Plan Package is submitted for review and is approved by all relevant Sections of PDSD.
3) The building plan TI application can be approved once the existing Development Plan Package is finalized and the outdoor patio removed from the current building plan set.


GENERAL COMMENTS:

Please provide the revised building plan and or approved or finalized DP Package. Further comments may be generated upon resubmittal of the building plan review.

TRANSMITTAL DATE: July 30, 2014

1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. The building plan can not be approved by the Zoning Section until the last approved site plan and grading plan (DP12-0030) has been finalized. 07/30/2014 LEERAY HANLY BUILDING-COMMERCIAL REVIEW Reqs Change Plan review has been completed and the following corrections are required. Please provide a written response to comments with plan re-submittal.

1) Errata: PP TS1 - Code study data is incorrect for a type IB building. Also be aware that this structure was designed as IIIB. See original shell drawings.
2) Errata: PP A1 - Reference to IBC section 803.9.1.1 is incorrect. There is no section 803.9.1.1 in the 2012 IBC. Do you mean section 808? Also be aware that the City of Tucson is not within a seismic zone that requires the splay wires shown in suspended ceiling detail. Most contractors in the city do not typically install them, but if they are shown on plan our inspectors will require it.
