This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Sheet G1.0 shows an occupancy group of R-1 which requires inclusion of a fire sprinkler system. See Fire review determination dated 9/19/2014. The occupancy group must qualify as R-3 for approval without the fire sprinkler system. 2. The Zoning approval is for a single family residence, therefore, one-hour fire rated construction separating the Guest Room is not required. Although, all sleeping rooms must have common alarming. Notate on sheet E3.0 that all detectors on circuits A2 and B2 are interconnected, R314.5. ELECTRICAL PLANS: 1. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4. Revise circuit B-8 in Bathroom 3, sheet E2.0.
