This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL NOTES: 1. All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic". Show appropriate notation. FOUNDATION PLANS: 1. Indicate the slope for garage slab, R309.3. 2. Show compliance with termite treatment, R320. FLOOR PLANS: 1. Show the door (#7) from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2012 Amendment. 2. Provide a handrail for the entry patio stairway of four or more risers, R311.7.8. 3. Specify a compliant handrail height of 34" - 38" (R311.7.8.1). Update keynote FP-18, sheet A1.0. PLUMBING PLANS: 1. Show a code recognized by the City of Tucson, 2012 IRC. Update plumbing specification #22, sheet P2.0. 2. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Update the Gas Demand Table showing the minimum required branch size for the oven as ¾." MECHANICAL PLANS: 1. Show a code recognized by the City of Tucson, 2012 IRC. Update seismic #11A, sheet M3.0. 2. Clarify the construction quality entry used on the Manual J infiltration calculation. Also, show the summary status for a lesser size cooling capacity. ELECTRICAL PLANS: 1. Show a code recognized by the City of Tucson, 2012 IRC & 2011 NEC. Update note #1, sheet E0.0. 2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 3. Show compliance with the City of Tucson Ordinance #10549 for future Photo Voltaic on the panel schedule and electrical load calculation. 4. Show the location of a typical electrical panel on the Electrical Plan with 4 square feet of clear area for future Photo Voltaic equipment. 5. Provide an Electrical service utility plan coordinated with Tucson Electric Power. Show the designated lot numbers served by the 4-meter pack located in the TEP easement. 6. Show the location of panel 'A' outside of the building or inside nearest the point of entrance where each occupant has ready access, E3601.6.2 & E3705.8. 7. Provide a panel schedule showing the main ampacity consistent with the load summary, E3602.1 & E3706.1. 8. Revise the One Line Diagram showing a grounding electrode and bond at the main panel, E3607.2. 9. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3404.12. Show the location of circuit #26. 10. Provide a panel schedule showing accurate descriptions, E3404.12 & E3706.2. Revise circuit #A-21 and 23. 11. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3703.4. Revise circuit A-12 in bathroom 2 and 3. 12. Show all garage 120 volt receptacle outlets 15 & 20 AMP with GFCI protection, E3902.2. Include the ceiling receptacle on circuit #A-14. 13. Show all receptacle outlets serving kitchen countertops with ground fault circuit interrupting protection, E3902.6. 14. Show all receptacle outlets located within 6' of a sink (laundry A-23) with ground fault circuit interrupting protection, E3902.7. 15. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. 16. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1 OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 (not 11,000) lumens per acre. Show the appropriate number of step lights as full cut-off, but not under canopy, for determining exterior lighting limits.
