07/23/2014 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Revise the font size used on the drawings to a minimum of 3/32-inch (e.g. the grease interceptor calculation on sheet P4). Reference: Section 107.2.1, IBC 2012.
2. The plumbing fixture schedule shows a water closet, W-3, that doesn't appear on the plumbing plan; where is it located? Reference: Section 107.2.1, IBC 2012.
3. Where does detail 6/P5 occur? Note that an island vent connects to a fixture drain (i.e. a single fixture), not a fixture branch. Reference: Section 107.2.1, IBC 2012 and Section 916.2, IPC 2012.
4. Provide automatic faucets for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson.
5. Provide tempered water for the lavatories and public hand-washing sinks in restrooms using approved devices conforming to ASSE 1070. The specified Watts USG-B is listed per ASSE 1070, not ASSE 1016. Note that the Watts LF1170 (called out as "MV" in the plumbing fixture schedule - keynote #3 on sheet P2?) is listed per ASSE 1017 and cannot be used for tempering water temperature at fixtures or where ASSE 1016, 1069, or 1070 listed mixing valves are required. Reference: Sections 303.2, 416.5, and 607.1.2, IPC 2012.
6. Revise the water distribution system design criteria to provide a realistic pressure drop for the specified reduced pressure zone backflow prevention assembly (typically at least 10 PSI as presented by the manufacturer) Verify the maximum developed pipe length used in the calculations; the civil drawing calls out 270 feet from the meter to the building entrance. Reference: Section 604.1, IPC 2012.
7. Verify that the pipe sizes called out for the water closet flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper piping). At a minimum design flow rate of 25 GPM for a siphonic, flush-valve water closet, a 1" Type L copper pipe has a flow velocity of 9.7 FPS. Reference: Table 604.3, IPC 2012.
8. Appliances (e.g. coffee brewers, ice makers, etc) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Section 608.13.1, IPC require backflow prevention. Specify the type of backflow prevention device required for each water connection. Reference: Sections 608.1 and 608.3, IPC 2012.
9. An approved 2-way cleanout fitting is a single fitting, not a field-assembled group of individual fittings as shown in detail 3/P5. Reference: Sections 708.3.5 and 708.5, IPC 2012.
10. An approved 2-way cleanout fitting is allowed to be used at the junction of a building drain and a building sewer; otherwise, cleanouts shall open to allow cleaning in the direction of flow. Reference: Sections 708.3.5 and 708.5, IPC 2012.
11. Verify that all of the vents (except for vents serving interceptors located outdoors) rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally (e.g. the floor sink in room 105). Reference: Section 905.4, IPC 2012.
12. Verify that all horizontal vents forming branch vents, relief vents, or loop vents are located at least 6" above the flood rim of the highest fixture served (see the vent located under the bar counter - is it at least 6" above the flood rim of the hand sink?). Reference: Section 905.5, IPC 2012.
13. Verify that the Pima County Regional Wastewater Reclamation Department will allow the trench drain located in front of the ice maker to bypass the grease interceptor. Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson.
14. Hand sinks in the kitchen are allowed to connect to the sanitary waste system instead of the grease waste system only if each sink has a sign posted above it stating, "HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED." Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson.

07/24/2014 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Complete the Envelope Compliance section of the energy calculations for the building envelope to show compliance to Section C401.2, IECC 2012. The output submitted for COMcheck shows "Envelope TBD: Efficiency Option must be specified". Reference: Section 406, IECC 2012.
2. Revise the energy code analysis for the building envelope, coordinating the building components used in the analysis with those shown on the drawings. The cavity insulation is shown as R-30 in the building sections, not R-38; the gross wall area is not same number as the roof area. Provide listing information for the foam roofing material that shows the R-value for 2" of foam roofing. Reference: Section C303.1, IECC 2012, as amended by the City of Tucson.
3. Specify the required U-factors and Solar Heat Gain Coefficients (SHGC) for the fenestration and doors on the architectural drawings. Reference: Section C103.2, IECC 2012.
4. Show that the proposed mechanical systems meet the requirements of Sections C403.2.2, C403.2.3, C403.2, and C403.3 (e.g. provide the mechanical energy code compliance certification from COMcheck). Reference: Section C303.1, International Energy Conservation Code 2012.
5. The 2012 International Energy Compliance Code is the relevant energy code for this project. Update the IECC notes on sheet M2 to reference the correct code sections.
6. Provide information to show how the condensate drain system has been sized. Reference: Section 307.2.2, IMC 2012.
7. Clarify the sequence of operation for the restroom exhaust fan, EF-3: is the fan controlled by a CO2 sensor or run continuously? All of the air supplied to the restrooms shall be exhausted. The exhausted air from the restrooms shall be limited to no more than 10% of any subsequent supply air stream. Reference: Section 403.2.1 (4), IMC 2012.
8. Provide non-combustible insulation for the makeup air duct within 18" of the Type I hood. Reference: Section 506.3.1.2.
9. Provide structural calculations and details to show that the Type I hoods are supported from the building structure in accordance with Section 507.6, IMC 2012 (the hood hanging weight plus the weight of personnel working in or on the hood). Reference: Section 302.1, IMC 2012.

03. The building elevations appear to be labeled with the incorrect north, south, east, and west directions. Review the building elevations and revise as required based on the correct north direction.
