| 07/10/2014 | ROBERT SHERRY | WATER | REVIEW | Approved | |
| 07/11/2014 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Provide tempered water for the lavatories using approved devices conforming to ASSE 1070. The specified thermal mixing faucet (Toto TEL5GS-10) is not listed as complying with ASSE 1070. Reference: Sections 416.5 and 607.1.2, IPC 2012. 2. Verify that the pipe sizes called out for the flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper, PEX, or CPVC piping). At a minimum design flow rate of 25 GPM for a siphonic, flush-valve water closet, a 3/4" Type L copper pipe has a flow velocity of 16.6 FPS. (See also your pipe sizing chart on sheet P2.0.) Reference: Table 604.3, IPC 2012. 3. Clarify the nature of the two-way cleanout shown in detail 3/P2.0: an approved 2-way cleanout fitting is a single fitting, not a field-assembled group of individual fittings. Reference: Sections 708.3.5 and 708.5, IPC 2012. 4. Verify that all of the vents (except for vents serving interceptors located outdoors) rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Reference: Section 905.4, IPC 2012. 5. Clarify the basis for the roof drainage design; on sheet A1.4, the tributary areas for the West and East portions of the roof do not agree with those shown on sheet P1.0 (A1.4: 4277SF and 3533SF respectively and P1.0: 2714SF and 2394SF respectively). Reference: Section 1101, IPC 2012. 6. Clarify the piping layout for the roof drain serving the west side of the new roof; drawing P1.0 appears to show two roof drains and one overflow drain. Reference: Section 107.2.1, IBC 2012. 7. Provide insulation on the circulating hot water piping per Section C404.5, IECC 2012. 8. Provide automatic or manual controls for the circulating hot water system per Section C404.6, IECC 2012. |
| 07/14/2014 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Demonstrate energy code compliance for the building envelope using calculations based on the current code. The 2012 International Energy Compliance Code is the current energy code for this project. (Note that the submitted COMcheck Envelope Compliance Statement is incomplete as well as being based on the wrong code.) Reference: Sections C101.3, C101.5, and C103.2, International Energy Conservation Code 2012. 2. Coordinate the building components used in the analysis with those shown on the drawing. Reference: Section C303.1, IECC 2012, as amended by the City of Tucson. 3. Provide the manufacturer's documentation (e.g. NFRC certification) for the fenestration products used in the energy conservation code calculations. (See footnote (B) in Section 3 of the COMcheck Envelope Compliance Statement. Reference: Section C303.1.3 IECC 2012. 4. The "Additional Efficiency Package Requirements" noted in Section C406, IECC 2012 is not applicable to tenant improvements, only to new construction (e.g. the new addition). Reference: Section C401.2.1, IECC 2012. 5. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012. 6. Revise the ventilation calculations to include an air distribution effectiveness value of 0.8 (ceiling supply, ceiling return, warm air greater than 15 degrees Fahrenheit above space temperature). Reference: Section 403.3.1.2, IMC 2012. 7. Clarify the amount of outside air that is to be handled by each rooftop unit. Note that the total outside air flow rate for each rooftop unit is not the algebraic sum of the minimum ventilation air flow rates to each occupancy type served by that unit; see the calculations described in Sections 403.3.2.3.1 through 403.3.2.3.4, IMC 2012. Reference: Section 403.3.2.3, IMC 2012. |
| 07/14/2014 | RONALD BROWN | BUILDING-COMMERCIAL | REVIEW | Reqs Change | GENERAL 1. There are several sheets throughout the document submittal that are non-compliant of the City of Tucson's minimum lettering standard of 3/32" actual size for both upper case and lower case. Please revise all non-compliant sheets and resubmit. SHEET CS 2. Your Project Data, Building Analysis is very confusing. As per sheet 2 of 8 the site development plan, the project consist of an existing +/- 30,400 s.f. metal building with an approximate 5,308 s.f. new construction addition. With in the warehouse itself is a 5,325 s.f. of tenant improvements (remodel of existing). a. Your analysis shows a showroom, retail office new addition of 5,680 s.f., only 370 s.f. larger than sheet 2 of 8 and a vehicle repair new addition of 1920 s.f. When added together the new addition is 7,600 s.f. Which I believe is in error. b. Please clarify and revise the building square footage accordingly. SHEET A4.1 3. At detail "C", provide a 5'-0" dimension from the side wall of the water closet to the edge of the lavatory cabinet. END OF REVIEW. |
