The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Omit all notations that do not apply to this project such as those that refer to a stairway for a single story building. SITE PLAN: 2. Specify the location of all utility lines and service meters, R106.1.1. Provide consistent information between the plumbing and electrical layout with the site plan for continuation of utility lines and show the utility lines terminate at the proposed meter/service locations. INCLUSIVE HOME DESIGN: 3. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463. 4. Provide an accessible route from the public way extending throughout the entire first floor (except for exempt areas as defined in section 1003.3), 1003.2. The elevation drawing or the site plan must show a ramped sidewalk if a paved driveway is not the accessible route. FLOOR PLAN: 5. Show location, size, and operable portion of all doors and windows. 6. Identify which windows that have safety glazing, R308.4. 7. Clarify key note #7 on sheet 3. The layout shows a furnace in the garage and a compressor outside yet the keynote suggests a package unit indoors. 8. Clarify the location of the reference arrow for keynote #8 on sheet 3. 9. Clarify the second general note on sheet 3. 10. Specify cement, fiber-cement, or glass-mat board backing in tub/shower enclosures, R307.2, R702.4.2. STRUCTURAL / FRAMING PLAN: 11. Clarify the spacing of the exterior wall anchor bolts. Sheets 2 and 5 do not agree. 12. Clarify the proposed exterior wall sheathing thickness. Sheets 2, 3, 4, 5 and 9 do not agree. 13. Specify the size of the header over the garage door. 14. Clarify the proposed depth of the footings. Sheets 4 and 9 do not agree. PLUMBING PLAN: 15. The 2005 NEC is not a currently adopted code. Revise note on sheet 6. 16. Clarify the last general note on sheet 6. Section 410.7 of the IRC does not exist. 17. Cleanouts are required at the kitchen sink area per State amendment. 18. Provide a cut sheet for the proposed tankless water heater that supports the proposed gas input demand. 19. Clarify plumbing vent sizes consistent with proposed piping materials (ABS piping is not available in 2 ½" diameter) 20. Sewer piping may not be reduced in diameter in the direction of flow, P3002.3.1. 21. A ¾" cold water supply that serves the entire plumbing system will exceed the maximum flow for the proposed peak demand, P2903.7. Provide a minimum 1" diameter pipe from the water heater location. 22. Provide accurate fixture unit values on the water supply fixture schedule, P2903.6. 23. Gray water notes 'A' and 'B' are not consistent with the adopted Ordinance #10579/11089 revised July 9, 2013. Revise notes accordingly or remove from plan sheets. 24. Show the multiple drain discharges from the clothes washing machine with one drain discharging above grade in accordance with the Gray Water Ordinance. 25. Provide note requiring that water hammer arrestor be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, IRC P2903.5. 26. Show hot water pipe with minimum R-3 insulation, N1103.4.2. MECHANICAL PLAN: 27. Provide Manual J/S/D calculations for the forced air unit in accordance with M1401.3, M1601.1. 28. Provide whole-house mechanical ventilation, R303.4. 29. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, N1103.2.1. 30. Provide a mechanical equipment specification list, M1302.1. 31. Appliances located in a garage/carport require impact protection, M1307.3.1. 32. Indicate the location and size of combustion air openings, M1701.1. 33. Specify the capacity of the kitchen exhaust, R303.3, M1507. ELECTRICAL PLAN: 34. Provide a smoke detector in hallway leading to master bedroom, R314. 35. Designate the circuit number reference for all outlets on the electrical layout, E3703.5. 36. Indicate the control method for the lights located in the kitchen area. 37. Laundry receptacle shall serve no other outlets, E3703.3, 3901.8. 38. Kitchens require two or more 2O-amp small appliance circuits to serve countertop receptacles. Such circuits shall be GFCI protected and shall not serve other rooms (except breakfast areas, pantries, etc.), E3901.3. 39. On June 17, 2008, Mayor and Council unanimously voted to require all new residences to be solar ready for electric (PV). Starting July 1, 2009, all new single family homes or duplexes must include in the plans either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit. 40. Specify faceplate grounding per E4001.11.1. 41. Specify tamper resistant receptacles per E4002.14. 42. Overhead service for new construction requires an appeal to the Building Official, IBC amendment section 112.1.1. Remove note for optional underground service on riser diagram or provide an appeal. OUTDOOR LIGHTING CODE 43. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 44. Specify a "U" factor and solar heat gain coefficient of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing is U=0.40 and skylights is U=0.65, the default SHGC is 0.25.
