08/12/2014 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Revise the plumbing fixture connection schedule to show the soiled linen service sink, SS-2 using 6.5 GPF, not 1.6 GPF. [Initial comment: Verify that the pipe size called out for the flush valve serving the soiled linen service sink, SS-2, will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper piping). The specified flush valve uses 6.5 gallons per flush (not 1.6 GPF) and, based on the branch pipe sizing chart on sheet P301, a 1-1/4" supply is required for the flush valve. Include the hot water fixture units for the sink in the water calculations. Reference: Table 604.3, IPC 2012.] 2. With reference to the concern of Pearson Engineering Associates regarding the potential problems associated with a 2-way cleanout fitting, Section 708.3.5, IPC 2012 does not require the use of a 2-way cleanout fitting, it merely allows the use of a 2-way cleanout fitting. A one-way cleanout is required at the junction of a building drain and the building sewer unless a cleanout for a 3" or larger vertical stack is located within a developed length of 10 feet of the junction of the building drain and the building sewer. [Initial comment: An approved 2-way cleanout fitting is a single fitting, not a field-assembled group of individual fittings as shown in detail 12/P-401. Reference: Sections 708.3.5 and 708.5, IPC 2012.] 3. Provide a cleanout at the base of the 6" roof drain (that has replaced the scupper) prior to connection to the horizontal storm drain. Note that for storm sewers 8" and larger, manholes are required, not cleanouts. Reference: Sections 708.3.2, 708.3.4, and 1101.8, IPC 2012. [Initial comment: Architectural details 14/AE-503 and 18/AE-503 show a rectangular scupper that is 12"-wide by 8"-high. Based on a head of 2" (measured 6-feet back from the scupper opening), the scupper is capable of handling a rainwater flow of about 98 GPM or 3,170 square feet of roof area. Per the calculations on sheet P-103, roof drainage areas 1 and 2, totaling 8,232 square feet, are to be drained by a single 12"-wide scupper. Provide calculations to support the scupper design or provide structural calculations to show that the roof is capable of supporting the additional rain load. Reference: Sections 1101.7 and 1106, IPC 2012 and Section 1611.1, IBC 2012.] |
