PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans.

GENERAL NOTES:

1. Update the code reference to the 2012 IRC at note #3, sheet a3.0.

STRUCTURAL PLANS:

1. Provide complete roof framing on the plans. Show beam, lintel and header sizes on sheet s2.1, R301.1.

SECTIONS - DETAILS:

1. Provide missing detail references on sheet a3.2; a4.0; a6.1; a7.0 and a7.1, R106.1.1.

PLUMBING PLANS:

1. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Specify a ¾" water meter upgrade.
2. Show hot water pipe with minimum R-3 insulation, N1103.4.2.

MECHANICAL PLANS:

1. Update the code reference to the 2012 IRC at note #G & J, sheet m1.0.

ELECTRICAL PLANS:

1. Update the code reference to the 2012 IRC / 2011 NEC at note #1, sheet E1.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits.
