PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate an accessible bathroom door with a 30" minimum net width. The accessible path is from the public right-of-way through a living space and into a bathroom.
2. Provide clear and legible plans and details, R106.1.1. Clarify detail #6 sheet S-2.

FLOOR PLANS:

1. Show a single and consistent floor plan, R106.1.1. Sheets A-1 and A-2 show different plans. Also, sheet P-1 has different plan layouts.

PLUMBING PLANS:

1. The revised City of Tucson Ordinance #11089 for (single story) gray water preparation requires a minimum of one compliant fixture. A single story dwelling with the clothes washer at an interior wall requires one gray drain line discharge from a bathing fixture 3' beyond an exterior wall before connection to the building drain, Ordinance #11089. See the Planning & Development Services web site for sample details. The sewer plan on sheet P-1 incorrectly shows the kitchen sink connected to the gray water drain. Also, when a clothes washer is included for gray water connection provide two stand pipes providing selection to either gray or black drains.
