06/13/2014 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change Plan review has been completed and the following corrections are required. Please provide a written response to comments with plan re-submittal.

1) The configuration of the restrooms does not meet the requirements for lavatories to be in the same room as the water closets. The concept of individual opposite sex water closets with communal lavatories within a larger communal "room" is acceptable, but the lavs may not be in the corridor.
2) 60" clear turning spaces for wheel chairs are not required for this basement floor restroom. Provide one each (male & female) water-closets that meet the 36" wide ambulatory accessible requirements of ANSI 117.1
3) Previous comments about head clearance heights have been addressed through an approved appeal to the building official.

06/23/2014 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Provide a direct connection to the building drainage system for the hand sink, K7. Reference: Section 301.3, IPC 2012.
2. Section 2902.2, IBC 2012 requires that separate toilet facilities be provided for each sex in occupancies with 15 or more occupants. In addition, for public toilet facilities, the required lavatory shall be located in the same room as the water closet. Revise the design of the toilet facilities. Reference: Section 405.3.2, IPC 2012.
3. Coordinate the plumbing fixture schedule with the drawings (e.g. how many water closets will be installed, 4 or 8?). Reference: Section 107.2.1, IBC 2012.
4. Revise the design of the lift station to provide access for the check and full-open valves outside of the sump. Reference: Section 712.2, IPC 2012.
5. Verify the dimensions shown in detail 208. The maximum effluent level in the sump is 2" below the invert of the gravity inlet. With your dimensions, the maximum effluent level would be 10" but the pump is set to turn on at 25" and turn off at 13". Reference: Section 712.3.4, IPC 2012.
6. Verify that the connection point for the 2" forced waste pipe to the building drainage system is at least 10 pipe diameters from the base of any soil or waste stack or any fixture drain. Reference: Section 712.3.5, IPC 2012.
7. Provide an indirect waste connection for the beer drainer, K11 (K10, the beer tap, does not have a drain). Reference: Section 802.1.1, IPC 2012.
8. Provide a sump vent for the sewage ejector. Size the vent per the discharge capacity of the sump pump and the developed length of the vent. Reference: Section 906.5.1 and Table 906.5.1, IPC 2012.
06/23/2014 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Clarify the outside air quantities shown in the heat pump schedule for FC-1, FC-2, and FC-3. The schedule calls out 325 CFM of outside air for each unit but they have no outside air connections. Reference: Section 107.2.1, IBC 2012.
2. Clarify the airflow direction for the transfer grilles and the EGA exhaust grille. Reference: Section 107.2.1, IBC 2012.
3. Show that a separation of at least ten feet exists between air intake openings and exhaust openings (see the new OSA intake and the existing flues). Reference: 401.4, IMC 2012.
