This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320. 2. Clarify detail 1 & 3 sheet #4. Show minimum anchor bolt length (10") for assuring 7" embedment into concrete or masonry, R403.1.6. . FLOOR PLANS: 1. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2012 Amendment. STRUCTURAL PLANS: 1. Provide a complete braced wall (BWL3) design, R602.10 include: a. Minimum panel length "qualifying panels" determined by method and height, Table R602.10.5. Each panel has a minimum length requirement as controlled by the adjacent opening height. This requirement leads to additional considerations for panels next to the garage vehicle door opening. b. Apply additional requirements for alternate BW panels with hold-downs, R602.10.6, or Show braced wall panel compliance for framed walls with a garage door opening, Table R602.10.5. For prescriptive braced wall structures show a portal frame with hold-downs PFH method, Figure R602.10.6.2, or a portal frame at garage door PFG method, Figure R602.10.6.3, or a continuously sheathed portal frame CS-PF method, Figure R602.10.6.4. 2. Clarify the BWL4 2'-8" panel length entry at the schedule on sheet 5.0. The plan shows a 7' panel. SECTIONS - DETAILS: 1. Clarify keynote #9 shown at elevation C sheet 2.0, R106.1.1. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5. 3. Show gas pipe sizes in compliance with potential demand, G2413.3 & Table G2413.4(1). Remove the tee connection for the capped range branch. The existing ½" pipe in place from the furnace #2 branch point is undersized for supplying two appliances. This segment requires upgrading to ¾" if the branch tee remains in place to the capped range location. ELECTRICAL PLANS: 1. Building alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed. 2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 3. Revise the electrical load calculations following Table E3602.2 for sizing 100% of the dwelling load. Add the total nameplate for the cooling of the existing dwelling. 4. Show sub-panel feeder over-current protection (breaker size) at the disconnect switch for the #4 conductor, E3705.5. 5. Show all receptacle outlets located outdoors, at bathrooms, kitchen countertops, unfinished basements, garages or carports at grade level and within 6' of a sink with ground fault circuit interrupting protection, E3902. 6. Show all garage 120 volt receptacle outlets 15 & 20 AMP with GFCI protection, E3902.2. OUTDOOR LIGHTING CODE 1. Clarify the City of Tucson Outdoor Lighting Code calculation showing the unshielded limit for at 12,000 lumens per acre. Update the 11,000 lumens entry to 6,240 lumens. 2. Show the proposed four unshielded fixtures as full cut-off (FCO). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the maximum "U" factors of the windows on the plans for conditioned spaces, N1102.1.
