03/02/2015 | RONALD BROWN | BUILDING-COMMERCIAL | REVIEW | Reqs Change | SHEET A0.1 1. As per the first submittal comment 3, a request was directed to correct your new occupancy load and to recalculate your exiting requirements as per the 2012 IBC. As you are adding 79 occupants to an existing second level with an occupant load of 322 making a total occupancy of 401. Because of the additional occupants, all exiting requirements are to be as per the 2012 IBC. a. A minimum of 2 exits are required as per Sections 1021, Table 1021.1(2) and Table 1015.1; occupant load above 49 on a second level. b. As per Table 1014.3 a maximum of 75' of common path of egress is required. The plan exceeds this requirement. c. For two exit stair configuration reference 1021.1 which allows 1 interior stair and 1 exterior stair. d. Reference 1022.2 for interior stair fire requiremenmts of a 1 hour enclosure. e. Shouldn't area "C" be included in the exiting plan? Please show it's exiting route and quantity. f. Where do the occupants of Area "D" exit? g. Both required exits are to be accessible as per Section 1007. h. This is all very confusing. Please reconfigure your exiting plan as per the requirements of the 2012 IBC and include areas A, C, and D. 2. The Allowable Area Modification indicates a 2 hour separation between all the areas however the exiting plan shows only separation of areas "A" and "D". There is no separation shown for areas ""B" and "C". PLease reconcile. 3. The plan area delineation does not clearify the boundaries of areas "B" and "C". SHEET 9.0 4. The lavatory height is to comply with the 2012 IBC, Section 1109.3 at 2'-10". END OF REVIEW |
