07/24/2014 | RONALD BROWN | BUILDING-COMMERCIAL | REVIEW | Reqs Change | SHEET 8 1. Detail 7: a. Starting from the top and going down, the ramp segments calculate as follows: 8.5%, 8.4% and 8.4%. b. An overall calculation with only one segment 8.33' in length reveals an overall slope of 8.4%. c. Maximum slope as per ICC A117.1, Section is 1:12 or 8.3333%. Need to make your ramp a little longer. 2. Detail 8: a. The bottom edge height of the ramp shown here is 3/4" hardwood. The bottom edge height noted on detail 7 is 1/4". Please reconcile. b. Reference the 2009 ICC A117.1, Section 303.3 for the acceptable changes in levels. END OF REVEIW |

08/04/2014 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Provide a copy of the approved appeal to the building official for this design. [Initial comment: For public toilet facilities, the required lavatory shall be located in the same room as the water closet. Reference: Section 405.3.2, IPC 2012.] 2. Revise the design of the mat wash area to comply with the 2012 IPC. All fittings (or valves) shall be listed for the application and shall not have ledges or other any other obstructions to flow; relocate the vent to connect to the fixture drain of the trap (i.e. not to the tailpiece of the fixture); and show how the basin of the mat wash is to be made waterproof using listed liquid-applied or sheet-applied membranes. [Initial comment: Provide details showing how the mat washer area is to be constructed and the joint between the floor drain and the floor surface made to be water-tight. Reference: Sections 405.4 and 405.5, IPC 2012.] 3. No specification sheets were included in this submittal but since the first check valve for a reduced pressure backflow preventer is required to have a 5 PSI pressure drop, it is unlikely that you will find a reduced pressure backflow preventer that has a 5 PSI pressure drop across two check valves and a reduced pressure zone. [Initial comment: The water pressure calculations include a 5 PSI pressure drop due to the reduced pressure backflow preventers. Provide specification sheets from the manufacturer that supports that pressure drop. Reference: Section 604.1, IPC 2012.] 4. Provide a copy of the approved appeal to the building official for this design. [Initial comment: Buildings not located on the same lot shall have separate sewer connections. Provide justification for connecting the grease waste from buildings located on separate lots and utilizing a common grease interceptor prior to connecting to the public sewer. The drawings indicate that up to ten different tenants could be sharing the same grease interceptor. Reference: Section 701.3, IPC 2012.] 5. Include the contributory storm water from the gutter draining the metal canopy (canopy plus surrounding walls) and 50% of all of the walls surrounding the new roof when sizing the roof drain and overflow drain. [Initial comment: Provide roof drainage calculations for the new roof based on the 100-year hourly rainfall rate for Tucson, 3" per hour. Include in the calculations the effect of any vertical walls that can divert rainfall onto the roof. Reference: Sections 1106.1, 1106.4, and 1108.3, IPC 2012.] 6. Specify the slope of the proposed 5" gutter; unless it the slope is at least ΒΌ" per foot, the gutter is under-sized. [Initial comment: Clarify the purpose of the new 5" metal gutter (roof plan key note #21 on a3.2). Reference: Section 107.2.1, IBC 2012.] |
08/04/2014 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Comment not addressed; show that the building addition complies with the current energy code. [Initial comment: Demonstrate energy code compliance for the addition to the building envelope using calculations based on the current code. Reference: Sections C101.4.3, C101.5, and C103.2, International Energy Conservation Code 2012.] 2. Heat pump 2 is not being installed for a future tenant improvement; provide heating and cooling load calculations. For the remaining HVAC equipment, either provide the basis used to size the equipment (i.e. the cooling/heating load calculations including the projected outside air quantities), or do not install the equipment. [Initial comment: Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012.] 3. Coordinate the data for the HVAC equipment shown on the equipment schedules with the system descriptions shown in the COMcheck Mechanical Compliance Certificates. [Initial comment: Show that the HVAC equipment meets the minimum efficiency requirements and has at least the controls and accessories (e.g. dampers, economizer, etc.) required by the 2012 IECC. Reference: Sections C403.2.3 and C403.2.4, IMC 2012.] 4. Provide calculations to show that the mechanical equipment hanger detail (05/S1.1) is adequate for the specified equipment. [Initial comment: Provide structural details to show how the fan coil units are to be connected to the building structure. Reference: Section 302.1, IMC 2012.] 5. The plumbing drawings show only the primary condensate drains; show the secondary drain routing and terminations. [Initial comment: Show the size, routing, and termination of the secondary condensate drains. Reference: Section 307.2.1, IMC 2012 as amended by the City of Tucson.] 6. The revised exhaust fan schedule indicates that EF-1 is to be switched with the lights. This is not acceptable; see keynote 44 on sheet e2.0 for an acceptable control method. |
