Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Remove code references from sheet C1 that are not listed on the City of Tucson web site including the 2012 UPC.

GENERAL NOTES:

1. All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic". Show appropriate notation.
2. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. One story dwellings require a single gray drain line discharge from a bathing fixture beyond an exterior wall before connection to the building drain for future distribution. Additional gray fixture drains are optional.

FOUNDATION PLANS:

1. Show interior braced wall panels with foundation anchor bolt connection to bottom plates, R602.10.8.3 and R403.1.6.

FLOOR PLANS:

1. Projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the altered roof overhang. The fire protected overhang may only extend between 24" and 36" from the property line.
2. Clarify the size of the attic access shown at Keynote #41 sheet A1.1 with 30" width, R807.1. The truss spacing and keynote #9 on sheet #A2 appears as 24".

STRUCTURAL PLANS:

1. Provide a complete braced wall (BW) prescriptive design, R602.10 include:
1. Braced wall lines with maximum spacing of 60' and offsets no more than 4'.
2. Braced wall panel within 10' of each end and no more than 20' between edges.
3. Minimum total length of bracing determined by method and wall line spacing, Table R602.10.3(1).
4. Minimum construction requirements for each method listed in Table R602.10.4.
5. Minimum panel length determined by method and height, Table R602.10.5.
6. Additional requirements for alternate BW panels with hold-downs, R602.10.6.
7. Additional corner bracing requirements for continuous sheathing, R602.10.7;
or provide an engineer's calculation, design and seal for shear wall placement.
2. Show garage opening narrow panels with fastening details using a prescriptive method at Figure R602.10.6.2, R602.10.6.3, R602.10.6.4 or an engineer's calculation.

SECTIONS - DETAILS:

1. Update code references appearing at Metal Notes #A, Door Notes #C and Glass Notes #D sheet SP1.
2. Clarify keynote #8 shown at the chimney on the cross-section details sheet A3, R106.1.1.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Clarify keynote #29 indicating shower surface material and appropriate underlayment.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
2. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5.
3. Show the water softener discharge disposal line and termination, P3002.3.1.

MECHANICAL PLANS:

1. Show air intake openings a minimum of 10' from or 2 feet below any vent or chimney, R303.5. Notate keynote #7.
2. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D.

ELECTRICAL PLANS:

1. Add a double breaker space for future Photo Voltaic on panel schedule "A".
2. Show the location of a typical electrical panel on the Electrical Plan with 4 square feet of clear area for future Photo Voltaic equipment.
3. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 A continuous load entry for future Photo Voltaic equipment.
4. Clarify the panelboard clear working space of 30"wide x 36"deep on all floor plans, E3405.2. The space is measured from the panel face rather than the mounting surface.
5. Show the location of each outlet on the Electrical Plan (circuit #5), E3405.1.
6. Show overcurrent protection not exceeding the allowable conductor ampacity, E3705.5. Revise the breaker or wire size shown for circuit #2/4 and 6/8.
7. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1. Show receptacles within 2' of counter edges or corners and no more than 4' apart.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the maximum "U" factors of the windows and doors on the plans (keynote #6 sheet A3 & A4), N1102.1.
