COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

A portion of this site is located in the R-2 zone (UDC 4.7.9). Religious Use is a permitted use in this zone (Table 4.8-2).

1. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, Nonres Use to Res Zone the required perimeter yard setback from the proposed addition, canopy addition, to the west property line is 10' or ¾ the height of the exterior wall, which ever is greatest, measured from grade to the highest point of the wall. That said based on a wall height of 23'-5" the required perimeter yard setback from the porch cover to the west property line is 17'-6", proposed perimeter yard based on a 2'-6" overhang is 4'-0".

2. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, Nonres Use to Res Zone the required perimeter yard setback from the proposed addition to the west property line is 10' or ¾ the height of the exterior wall, which ever is greatest, measured from grade to the highest point of the wall. That said based on a wall height of 29'-9" the required perimeter yard setback from the entry exterior wall to the west property line is 22'-4", proposed perimeter yard is 20'-0".

The Building plan and development package cannot be approve until the DDO is approved.
