This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Show the address number on each floor plan. These identification numbers will also appear on the building and electrical panels. FLOOR PLANS: 1. Show dwelling unit separation by a 1-hour firewall from floor to bottom of roof sheathing. Update note #7 sheet #2 showing compliance with R302.3 and replace "ceiling' with "roof". The fire rated barrier must include the attic area. 2. Provide a minimum 36" x 36" exterior landing at each door, R311.7.6. Stair steps are separate from the required landing. Update sheet #2. SECTIONS - DETAILS: 1. Calculate and show the attic ventilation for each dwelling using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Each dwelling attic space requires separate gable vents. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms, R303.9. Show a source of heat within the new family room and existing bedroom #1. These rooms are not an extension of adjacent rooms. ELECTRICAL PLANS: 1. Provide a panel schedule showing a description for each circuit to include a heating device for the new family room and existing bedroom #1, E3702.2.
