This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. GENERAL NOTES: 1. Provide ¼" = 1' scaled drawings with legible notation (minimum 3/32" lettering). Sheet #3a, 15 & 16 have been reduced and therefore is less than the required ¼" = 1' scale. SITE PLAN: 1. Show the water pipe size between the water meter and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. FOUNDATION PLANS: 1. Provide consistent plans, R301.1. The interior footer location is different on sheets 2 and 15. 2. Show compliance with termite treatment, R320. FLOOR PLANS: 1. Provide consistent plans, R301.1. The bathroom door location is different on sheets 3-A and 3-B. 2. Show dwelling unit separation by a 1-hour firewall from floor to bottom of roof sheathing. Provide a detail or notation showing compliance with R302.3. Include attic separation. 3. Show compliance with R311.6 providing hallways with 3' minimum width. This includes the space past the hallway closet. 4. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 24", R307.1 & UPC 407.6. 5. Provide a landing with minimum 36" depth between the door and tread at the bottom of the stairway, R311.7.6. 6. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and existing accessible attic areas. SECTIONS - DETAILS: 1. Show a moisture barrier equal to 30 lb. asphalt impregnated building paper, or equivalent moisture resistant barrier between the supporting foundation and the earthen wall (adobe) material, IRC Amendment R614.3.1. 2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 3. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents. 4. Provide access between attic spaces of a minimum 22" x 30" opening, R807. 5. Notate and specify a complete roofing system: Roof sheathing, size (1/2" plywood) and roof covering material, R905. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Provide protection of (indoor rated) equipment located outdoors with an exterior rated enclosure, G2406.3. 3. Show an individual water heater for each dwelling unit, P2801.1. 4. Show an individual accessible water supply shut off for each dwelling unit, P2903.9.1. 5. Clarify the pipe diameter at the point of connection of the new cold water line to existing service pipes. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7. 6. Provide a gas line isometric showing the point of connection and size the supply pipe for the connected demand for any gas pipe changes. Include the BTU demand and length of line to each gas appliance sharing a supply line, size and length of each branch, and the total demand and total developed length from the meter to the most remote appliance on the system, Table G2413.4(1). Existing gas pipes may require upgrading with any system alteration. MECHANICAL PLANS: 1. Provide Mechanical Plans for review. Sheets # 10 and 11 have not been provided. 2. Provide heating facilities in all habitable rooms, R303.9. 3. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts require R-6 insulation. 4. Provide an equipment specification list including the (furnace and evaporative cooler) tonnage capacity, M1302.1. 5. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. 6. Show bathroom exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.3. ELECTRICAL PLANS: 1. Provide consistent plans, R301.1. The bathroom #1 entrance door and family room arc/door locations are different on sheets 3-A and 6. 2. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm on each side of the bedroom doors in the immediate vicinity. 3. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed. 4. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 5. Provide an electrical riser diagram showing the new service panel and the four sub-panels, E3403. Identify proposed and existing components with labels. Notate the grounding and bonding method, E3607. Metallic gas lines must be bonded and not be used as the primary grounding method, E3608. 6. Provide panel schedules (all panels in addition) showing accurate circuit descriptions, E3404.11 & E3706.2. Kitchen appliances may not appear on each schedule for a duplex zoned property. 7. Provide an electrical load calculation for each dwelling showing existing and proposed area and loads, E3602.2. 8. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2. 9. Show a wall switch controlled light or outlet at each entrance to habitable rooms, E3903.3. Update door locations consistent with sheet 3A. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans, N1102.1.
