This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. GENERAL REQUIREMENTS: The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. --- RESIDENCE --- SECTIONS - DETAILS: 1. Delete or cross-out the Southside Framing and C-C Detail on sheet #4 with incorrect roof design. The correct roof design with an engineered truss is shown on sheet #8. ELECTRICAL PLANS: 1. Show two or more 20 AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, E3703.2 and E4001.3.1 through E4001.4.5 (sheet #7). Show circuit #10 or 11 at one or more countertop locations. 2. Change the panel schedule showing circuit #17 as 20 AMP with 12 gauge wire. 3. Change the Laundry and Kitchen light circuit. The lights and receptacles must be on different circuits in these rooms. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Notate the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans, N1102.1. 2. Vent the attic space, R806. --- DETACHED LIVING --- STRUCTURAL PLANS: 1. Show a beam size on the Roof Framing Plan sheet #11 with appropriate load carrying capacity over the openings along the interior bearing wall (valley location), R301.1. Also, correctly show the load bearing wall on the plan, sheet #10. SECTIONS - DETAILS: 1. Provide a section detail showing a reinforced 12" deep foundation, R106.1.1. PLUMBING PLANS: 1. Show a plumbing plan compliant with the 2012 IRC. 2. Show gas pipe sizes in compliance with connected demand, G2413.3. MECHANICAL PLANS: 1. Provide a mechanical plan compliant with the 2012 IRC. 2. Provide heating facilities in all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Provide an electrical plan compliant with the 2012 IRC. 2.
