This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The 16 foot high framing is not controlled by the prescriptive building code, therefore provide engineering calculations for shear wall panels. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. GENERAL NOTES: 1. A dwelling unit providing complete independent living facilities requires compliance with design ordinances for handicap provisions, solar water, photo-voltaic and gray water preparations. Design Ordinances adopted by the City of Tucson. 2. Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate an accessible door with a maximum ½" threshold height, a 30" minimum net interior door width, lever-type door hardware, electrical outlet reachable range of 15" - 48" above floor, grab bar reinforcement of 2"x6" blocking at the toilet, tub and shower 36" above floor, and a second row at the tub 9" above the tub rim. 3. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation. 4. All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic". Show appropriate notation. 5. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one to the building drain. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320. This applies to new footing locations. 2. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3. 3. Show exterior footings at least 12" below the undisturbed ground surface, R403.1.4. 4. Show the foundation with 6" minimum height above finished grade, R404.1.6. FLOOR PLANS: 1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1. 2. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (within 24" of doorways), R308.4. CoT Amended. Applies to the living room window. 3. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1. STRUCTURAL PLANS: 1. Show a beam size on the Roof Framing Plan sheet #5 with appropriate load carrying capacity over the openings along the interior bearing wall, R301.1. Also, correctly show the load bearing wall on this plan. The current labeled bearing wall is not consistent with the Floor Plan sheet #2. 2. Show a beam size on the Roof Framing Plan sheet #5 with appropriate load carrying capacity over the Front Porch, R301.1 3. Provide an engineer's calculation, design and seal for exterior framed walls over 12' high, Table R602.10.5. SECTIONS - DETAILS: 1. Provide a section detail of the Porch roof support post/column with connections, R106.1.1. 2. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R317.1 item 5. 3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 5. Specify the minimum thickness (3/8") of structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs of all exterior walls, R703.2. 6. Show the weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. This may require a design with concrete stems. 7. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5. 3. Show two clothes washer standpipes. Provide one discharge opening plumbed through an exterior wall with an above grade stub-out for gray water surface distribution. Provide a second discharge opening plumbed to the building black line in compliance with the City of Tucson Ordinance #11089. MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air. 2. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts require R-6 insulation. 3. Clarify the construction quality entry used on the Manual J infiltration calculation. New construction shall be either tight or semi-tight. 4. Provide an HVAC system cooling capacity consistent with the calculation report. 5. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 2. Add a double breaker space for future Photo Voltaic on the panel schedule, E3404.11 & E3706.2. 3. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 A continuous load entry for future Photo Voltaic equipment, E3602.2. 4. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2. 5. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3703.5. Home runs may be removed for clarity. 6. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1. Show countertops and sink location. 7. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5. Add a second 20 Amp circuit to the countertop area. 8. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3901.7. These outlets require GFCI protection, E3902.3. 9. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12. 10. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 11. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. OUTDOOR LIGHTING CODE 1. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Full cut-off fixtures are non-adjustable with no light above the horizontal plane (fixtures are completely closed above and to the lowest point of the lamp). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
