This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The height of the addition to the west of the single-family residence (SFR) is nine (9) feet, eight (8) inches. The required setback is six (6) feet, six (6) inches to the west property line. The proposed setback is three (3) feet, one (1) inch. The covered patio addition connects the single-family residence to the approved detached sleeping quarters. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall (UDC 6.4.5.C.1.a). The proposed setback, for the proposed carport, to the front property line is three (3) feet. The DDO process may only be used to reduce the driveway length to a carport, and not to a garage (UDC Section 6.4.5.C.2.b.1.c). The minimum driveway length to the edge of a sidewalk for an attached carport is nineteen (19) feet (UDC Section 6.4.5.C.2.b.1). The minimum driveway length for a carport addition is eighteen feet to the property line (UDC Section 6.4.5.C.2.b.1.a & b). The proposed driveway length for the carport addition is three (3) feet to the property line. |
