This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide a current floor plan for the first floor of the bath house, R106.1.1.

SITE PLAN:
2. Include the location of the pool on the site plan.
3. Clarify the location of the electrical feeders to the proposed subpanel. Site plan indicates an over head line located over the walk deck and the electrical plan specifies these feeders are in rigid conduit. This would obstruct the walking area on the walk deck.

STRUCTURAL / FRAMING PLAN:
4. Include dimensions on structural design sheet 2.1, R106.1.1.
5. Provide floor joists sized for the proposed span on the exterior walk deck and 2nd floor framing, R501.2.
6. Provide beam at floor framing sized to support the proposed span, R501.2.
7. Specify beam sizes to support floor framing at staircase opening, R501.2.
8. Provide a framing plan for the roof framing over the first floor at the second floor offset.

SECTIONS - DETAILS:
9. Provide a cross section drawing of the proposed walk deck that includes post connection to footings and joist connection to walls, R106.1.1.
10. Provide a section detail for the roof construction over the first floor at the second floor offset.

MECHANICAL PLAN:
11. The Manual J calculations for new construction must specify tight or semi-tight construction quality.
12. Include an equipment schedule for the proposed mechanical system on the mechanical plan.
13. Portable space heating equipment shall not be used to achieve the requirements of section R303.9. Provide the minimum required heating for the lower level of the pool house.

ELECTRICAL PLAN:
14. Specify the grounding method of the subpanel for the pool house on the riser diagram, E3705.5.

OUTDOOR LIGHTING CODE
15. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting.

INTERNATIONAL ENERGY CONSERVATION CODE:
16. Specify the insulation material that will provide the proposed value of R-38 in the 9.25" roof cavity and R-19 in the 3.5" wall cavity.
17. Roof ventilation may not be installed on unvented roof designs, R806.5.
