Provide lot coverage calculations and heights on the plot plan (coversheet). This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9 & .10. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The owner proposes to construct three structures under this permit. Two detached Ramada structures, Ramada one (1) is one along the rear and side yard, Ramada two (2) is along the side and towards the front the yard. The third (3rd) structure is an attached Bedroom along the side yard. All structures are within the required building setback and must be reviewed and approved for a Design Development Option variance. A Ramada 1, the owner proposes to construct the Ramada one (1) foot from the rear and side yard property lines. The height is nine (9) feet, five (5) inches to the northwest property line. The required setback is six (6) feet, four (4) inches. The height to the northeast property line is ten (10) feet. The required setback is six (6) feet, eight (8) inches. B Ramada 2, the owner proposes to construct the Ramada four feet eight inches from the side yard property line. The height of this Ramada is eight (8) feet, eight (8) inches. The required setback is six (6) feet. C Attached Bedroom, the owner proposes to construct the attached bedroom along the side yard one (1) foot from the side yard property line. The height of the addition is eleven (11) feet, four (4) inches. The required setback is seven (7) feet, six (6) inches. |
