This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Show compliance with R310 providing egress from bedroom #3 by meeting the minimum net clear opening with 24" height. Consider a 3046DH or 3040 casement. STRUCTURAL PLANS: 1. Beam B3 may be undersized for a 23'-4" span at the Carport. The calculation analysis shows beam 7A & 7B with an 18' span. 2. Provide diagonal bracing for the Carport as illustrated on sheet #8 of the calculation analysis, R301.1. SECTIONS - DETAILS: 1. Provide current references for the 2012 IRC, R106.1.1. Update Detail #2/A3.2 and the Riser Diagram, sheet E1.1. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray tight to the roof sheathing or rigid board sealed to roof framing), R806.5. This condensation control provision is necessary for code compliance and may be layered with batt insulation for achieving the total required roof R-value. Update sections sheet A5.1. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). A 1" gas pipe with developed length over 100' may not serve over 173 CFH. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. ELECTRICAL PLANS: 1. Note #7 may be updated. E3902.12 excludes garage, kitchen, and bathroom receptacles and lights from requiring arc-fault circuit interrupters.
