05/19/2014 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Issue still exists. [Initial comment: Provide cleanouts sized for the nominal size of pipes that they serve up to 4-inches (e.g. provide cleanouts at points where the horizontal drains transition form 2" to 3" or from 3" to 4"). Reference: Section 708.7, IPC 2012.]
2. Comment not addressed on the waste and vent schematic or in the plumbing fixture schedule. A trap for an indirect waste drain is not required unless the horizontal developed length of an indirect waste drain exceeds 30". [Initial comment: Provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling. Reference: Sections 801.2 and 802.1.8, IPC 2012.]
3. Replot details 1/P1.0 and 4/P1.0 for legibility.
05/19/2014 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. The cooling load calculations show a total zone load of 150.3 MBH including the required ventilation but the combined capacity of the three chilled-water fan coil units appears to be 213.5 MBH (42.7 GPM at 10 degree F delta t); clarify how this complies with Section C403.2.2, IECC 2012. [Initial comment: Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012.]
2. The proposed location of the exhaust discharge is within 3-feet of building openings and is directed onto a walkway; relocate the restroom exhaust discharge to comply with Sections 501.3.1 (3) and 501.3.1.1, IMC 2012. [Initial comment: Clarify how the restroom exhaust duct is to connect to the nearest existing chase. Reference: Section 107.2.1, IBC 2012.]
3. Coordinate the equipment tags, "FF" and "EF"; EF-1 and EF-2 are still shown as FF-1 and FF-2 on the mechanical plan. EF-1 is still shown as FF-1 on the air balance chart. [Initial comment: Provide maintenance access space for the in-line exhaust fan FF-3 in accordance with the manufacturer's installation instructions. (Coordinate the equipment tags, "FF" and "EF".) Reference: Sections 304.1 and 306.1, IMC 2012, and Section 107.2.1, IBC 2012.]
4. Comment not addressed; the fan coils appear to have no heating capability but the heating load calculations indicate a 84.7 MBH heating requirement. [Initial comment: Show how the specified fan coil units are capable of maintaining a minimum temperature of 68 F in the interior spaces intended for occupancy on a design heating day (32 F). Reference: Sections 309.1 and 312.1, IMC 2012.]
5. Comment not addressed. [Initial comment: Revise the sequence of operation for the restroom exhaust fan so that all of the air supplied to the restrooms will be exhausted (i.e. the exhaust fan shall run whenever HVAC air is supplied to the restroom). The exhausted air from the restrooms shall be limited to no more than 10% of any subsequent supply air stream. Reference: Section 403.2.1 (4), IMC 2012.]
6. The new location for the termination of EF-3 is inside of the building. Revise the termination of the exhaust per Sections 501.3.2 and 506.4.2, IMC 2012. [Initial comment: Clarify the location of the exhaust termination for FF-3 (EF-3?) with regard to the building openings. Reference: Section 501.3.1, IMC 2012.]
