1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Due to the site changes proposed a revised tentative plat is required. Contact Patricia Gehlen 520-837-4919 for submittal requirements. The tentative plan will need to be submitted and approved prior to a approval of the building plans.

3. Zoning will re-review the building plan on the next submittal to insure compliance with the approved development package. Additional comments may be forthcoming.

The piping of a recirculating hot water system is considered to be a source of hot water; merely insulating the hot water piping is insufficient. Either provide a recirculating hot water system or reduce the developed length of the hot water piping to less than fifty feet from the hot water source to the furthest hot water outlet. [Initial comment: The developed length of the hot water supply piping appears to be greater than fifty feet from the water heater to the furthest hot water termination (a mixing valve); provide a method for maintaining the temperature of the hot water supply system. Reference: Section 607.2, IPC 2012.]
2. A single backflow device (e.g. at the water filter) will not provide for protection of the water distribution system from backflow or cross-contamination between the connected appliances. Reference: Section 608.1, IPC 2012. [Initial comment: Appliances (e.g. soda dispensers, ice makers, cheese melter, etc) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Section 608.13.1, IPC require backflow prevention. Specify the type of backflow prevention device required for each water connection. Reference: Sections 608.1 and 608.3, IPC 2012.]
3. The flow control device has been removed from the gravity grease interceptor but the vent for the interceptor shall be located at the discharge end of the interceptor. 4. The waste and vent plan still shows four fixtures with horizontal vents located below the flood rims of the fixtures they serve. In addition, the waste and vent plan is not sufficiently coordinated with the waste and vent isometric in that they have different numbers of fixtures, different venting, and different layouts. [Initial comment: Verify that all of the vents (except for vents serving interceptors located outdoors) rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Coordinate the plumbing plan with the waste and vent isometric. Reference: Section 905.4, IPC 2012.]

Also, as noted in the submitted COMcheck Mechanical Compliance Certificate, the on-site renewable energy option was selected as the additional efficiency package requirement to comply with Section C406, IECC 2012. The power plans however do not show compliance with the requirements of Section C406, IECC 2012. Revise the electrical plans or select one of the other additional efficiency package options. Reference: Section C401.2, IECC 2012. [Initial comment: Provide energy code compliance calculations for the building envelope and the HVAC systems (e.g. COMcheck); use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope and the HVAC systems. 04/30/2014 LEERAY HANLY ELECTRICAL-COMMERCIAL REVIEW Reqs Change 1) Original correction comment: "Provide exterior lighting cut-sheets with sufficient data to determine compliance with the City of Tucson Outdoor Lighting code. Information to include lumen output, color temperature, and whether fixture is full cutoff.
Keep in mind that on pp ES1.0 and E1.0 you are indicating that all fixtures are full cut-off. To use the allowed lumen calculations on pp E1.0 this will be necessary or you may use an alternate method for total lumens as per the OLC."

As stated previously all of your fixtures must be full cutoff in order to use the calculations provided. Per your cutsheets some fixtures are not full cut-off (sign canopy and wall sconce) therefore you are limited to 175000 fco x .66 acres = 115,500 lumens of full cutoff lighting, and 11,000 x .66 = 7260 lumens of unshielded lighting. You have exceeded the allowable unshielded lumens.

2) Cut-sheets are to contain the color temperature for all outdoor lighting, particularly the LED luminaires. Keep in mind that the maximum color temperature is 3500K.

3) Cut-sheets are to contain the lumen output of the indicated luminaire.
