This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. GENERAL NOTES: " Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. " Revise the Inclusive Home Design notation showing 2012 IRC (item #2). FOUNDATION PLANS: 1. Indicate the slope for garage slab, R309.3. 2. Show compliance with termite treatment, R320. 3. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3. FLOOR PLANS: 1. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1. SECTIONS - DETAILS: 1. Clarify the truss series notation on Section B/S3, R106.1.1. The Roof Framing Plan shows 210 rather than 200. 2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Show the water service pipe size with sufficient capacity for controlling excessive flow rates by including a water fixture total for the building, P2903.6. The 1" pipe is required for supplying water to more than 9.5 fixture units. Change the pipe size between the shut-off valve and first bathroom group to 1". 3. Show a two-way cleanout at the building exterior, at 100' intervals and at change of direction exceeding 135 degrees, P3005.2. 4. Remove the optional valve. This device is not approved for drainage use. Consider the option of two clothes washer standpipes. Provide one discharge opening plumbed through an exterior wall with an above grade stub-out for gray water surface distribution. Provide a second discharge opening plumbed to the building black line. ELECTRICAL PLANS: 1. Revise the Solar circuit (#40 & 42) size for serving the load shown on the Solar Store sheet #2, E3701.2. 2. Show all garage receptacle outlets with GFCI protection, E3902.2. 3.
