To assist the review process, please provide a copy of the previous plan set or a complete plan review of the new plan set may be necessary. PREVIOUS COMMENTS: 1. All notations must be legible. Correct all overtyped print and lettering cut off by viewport windows. Note: Correct overtyping on structural pages. 2. Specify I-joist manufacturer and series, R802.1. Note: Indicate how variable joist sizes will interact with each other. Joist are specified as 16" on one side of a wall and 9 ½" on the other. Cantilevered joist systems must comply with manufacturer requirements for length of joist on either side of support. 3. Provide structural engineering for non-prescriptive building methods such as aluminum awnings and steel C-channel floor joists. SECTIONS - DETAILS: 4. Clarify ceiling covering. Some notes indicate ½" GWB (gypsum wall board) and others indicate sag-resistant gypsum for second floor ceiling. 5. Show stucco weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. Clarify how clearances will be maintained at the accessible entrance. Note: Indicate how the minimum clearances will be maintained at the zero-step accessible entrance. PLUMBING PLAN: 6. Provide accurate water fixture unit values, P2903.6. 7. Provide a gas line isometric and size the supply pipe for the connected demand. Note: Gas piping must be a minimum 2" diameter from meter to the first branch tee based on the proposed demand and distance. 8. Specify water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2. 9. Provide note requiring that water hammer arrestor be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, IRC P2903.5. 10. Specify the size of the proposed water meter and the lowest available pressure minus loss from elevation, P2903.7. Note: The Tucson Water policy adopted July 2012 requires a minimum 1" water meter for the proposed demand. MECHANICAL PLAN: 11. Provide information on Manual J calculations for ceiling and windows consistent with building plan and currently adopted code. ELECTRICAL PLAN: 12. Correct inaccurate references to electrical code sections. Note: correct mislabeled references on sheet E.2. 13. Bathrooms require a 20-amp circuit, E3703.4, E3901.6. Note: Clarify circuit references for the bathroom receptacles. 14. Specify faceplate grounding per E4001.11.1. INTERNATIONAL ENERGY CONSERVATION CODE: 15. Specify the "R" value of the insulation, as well as the "U" factor and the solar heat gain coefficient of the windows and doors. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.40, SHGC=0.25, N1102.1. Note: window values are not consistent with the currently adopted code requirements. 16. Indicate how thermal barrier will be maintained around areas with combustion air openings to the indoors, N1102. Note: Three gas-fired furnaces have been indicated and only one of them has combustion relief openings. |
