This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. The City of Tucson has adopted the 2012 International family of codes. As of 1/01/2013 all code references should refer to the currently adopted code or appeal must be made to the Building Official for alternate code use.
2. Provide accurate drawing scales where indicated.
3. All notations must be legible. Correct all overtyped print and lettering cut off by viewport windows.

FLOOR PLAN:
4. Provide emergency escape/rescue opening for bedroom #4, R310. Minimum net opening of 5.7square feet for floors above grade level, 5 square feet for floors at grade level. Maximum sill height = 44". Minimum clear opening = 24" high x 20" wide.
5. Show the location of the attic access in a hallway or other readily accessible location, R807.

STRUCTURAL / FRAMING PLAN:
6. Provide accurate cross section references on sheet S-2.
7. Justify proposed beam sizes for B1 and B2, R802.1.
8. Clarify column located in doorway between study and family room.
9. Specify I-joist manufacturer and series, R802.1.
10. Provide structural engineering for non-prescriptive building methods such as aluminum awnings and steel C-channel floor joists.
11. Provide floor joists over kitchen and living room sized to accommodate interior bearing walls above.

SECTIONS - DETAILS:
12. Clarify ceiling covering. Some notes indicate ½" GWB (gypsum wall board) and others indicate sag-resistant gypsum for second floor ceiling.
13. Show stucco weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1.
14. Provide detail 5B as referenced on sheet S2.

PLUMBING PLAN:
15. The UPC and IRC plumbing codes are not interchangeable. Correct all references made to the UPC.
16. Provide accurate water fixture unit values, P2903.6.
17. Note and specify all piping materials, P2609.
18. Provide a gas line isometric and size the supply pipe for the connected demand. Include the length of line and BTU demand for each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, G2413.1, Table G2413.4 (1).
19. Isometric drawings of DWV systems are required for multiple story buildings.
20. Specify water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2.
21. Provide note requiring that water hammer arrestor be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, IRC P2903.5.
22. All construction drawings submitted after March 1, 2009 for one- or two-family dwellings require a solar water heating system, or future installation preparation with one of the following provisions: control and ¾"water piping; 3" metallic sleeve; or an accessible attic over the water heater.
23. Specify the size of the proposed water meter and the lowest available pressure minus loss from elevation, P2903.7.
24. Only listed fittings may be used inside the building. Remove notation for diverter valve on waste piping near clothes washing machine or provide cut sheet for listed fitting intended for that use.
25. Gravity discharge is required when feasible including all fixtures on stories above grade level. Gray water stacks from upper floors must pass through an exterior-wall for future gravity distribution that includes a stub out with an aliened 2" vertical drop colored purple to a cleanout cap 2' above grade, Ordinance #10579/11089 revised July 9, 2013.

MECHANICAL PLAN:
26. Provide Manual D calculations for duct design, M1601.1.
27. Provide information on Manual J calculations for wall, ceiling and floor construction consistent with building plan.

ELECTRICAL PLAN:
28. Correct inaccurate references to electrical code sections.
29. Provide carbon monoxide alarms per R315. Alarms must be installed in residences with attached garages and/or fuel-fired appliances when any work is performed that requires a permit.
30. Bathrooms require a 20-amp circuit, E3703.4, E3901.6.
31. All outlets specified in section E3902.12 shall be protected with combination-type arc-fault breakers (not just bedroom outlets).
32. Specify faceplate grounding per E4001.11.1.
33. Specify tamper resistant receptacles per E4002.14.
34. Provide smoke detectors on first floor and in nursery, R314.
35. Specify over current protection on panel schedule for study receptacles and kitchen appliances.

INTERNATIONAL ENERGY CONSERVATION CODE:
36. Specify the "R" value of the insulation, as well as the "U" factor and the solar heat gain coefficient of the windows and doors. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.40, SHGC=0.25, ceiling R=38 and walls R=13, N1102.1.
37. Indicate how thermal barrier will be maintained around areas with combustion air openings to the indoors, N1102.
38. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1.
