Principal Planner

PROJECT: T14CM00877
9090 S. Houghton Road
McDonalds Restaurant - Building plan review

TRANSMITTAL DATE: February 24, 2014

DUE DATE: March 14, 2014

COMMENTS:

01. Zoning has reviewed the building plans for compliance with the current unapproved version of the Development package DP13-0178. While the building plans are in substantial compliance with the DP site plan the plans can be approved until the DP is approved and all commercial plans reviewers have approved the plans.

02. Zoning will review the plans on the next submittal to ensure compliance with the approved DP if available and approve the building plans assuming all changes related to the building plans review comments have been made.

If you have any questions about this transmittal, please call David Rivera, (520) 791-5608.
02/28/2014 LEERAY HANLY ELECTRICAL-COMMERCIAL REVIEW Denied 1. Provide sufficient information to show compliance with the City of Tucson Outdoor Lighting Code. Information to include a site plan with all exterior pole and wall mounted luminaires, cut sheets for those luminaires indicating total lumens and the color temperature, and total acreage of site.

2. The minimum font size for City of Tucson submittals is 3/32" for all upper and lower case letters. Revise pp E4.2
03/06/2014 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Coordinate the gas riser diagram with the gas load schedule. Note that the plumbing schedule on sheet P1.6 and the equipment schedule on sheet K2.1 both indicate there are two fry stations at 225 MBH and no filet station at 300 MBH.
2. Provide calculations showing how the water supply piping has been sized. Reference: Sections 604.1 and 604.3, IPC 2012.
3. Provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling (see details 5 and 8, P3.0). Reference: Sections 801.2 and 802.1.8, IPC 2012.
4. Verify that the Pima County Regional Wastewater Reclamation Department will allow the use of a 1500-gallon gravity grease interceptor; the sizing calculations for the gravity grease interceptor on sheet P1.2 result in a grease interceptor larger than 1500-gallons. The specified 1300-gallon Proceptor gravity grease interceptor is too small. Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson.
5. Clarify the termination point for the building storm drain shown on sheet P1.2; the civil plans do not indicate the presence of a storm sewer system. Reference: Section 1101.2, IPC 2012.
03/06/2014 ROBERT SHERRY WATER REVIEW Denied 1. Reduced pressure backflow prevention assemblies are required to be installed in locations accessible to Tucson Water. Reference: Chapter XXVII, Article V, Section 27-72, the Tucson Code, http://cms3.tucsonaz.gov/sites/default/files/water/docs/backflow-ordinance.pdf
2. Water meters are installed in locations accessible to Tucson Water. See the civil drawings for the location of the 1-1/2" water meter serving this building. Fire service to the building is provided under a separate permit and is independent of the domestic water service.
03/13/2014 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Revise and complete the Envelope Compliance Certificate. Section 3, the requirements checklist shows that compliance to the 2012 IECC is "TBD: invalid assembly types"; it should state, "Envelope PASSES: Design X% better than code."
2. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012.
3. The condensate drain pipe size schedule on sheet M1.0 that purports to show the minimum condensate pipe sizes adopted by the City of Tucson is incorrect. The City of Tucson did not amend the condensate pipe sizes shown in Table 307.2.2, IMC 2012.
4. Provide information on the sequence of operation for the restroom exhaust fans to show that all of the air supplied to the restrooms will be exhausted. Reference: Section 403.2.1 (4), IMC 2012.
5. Provide calculations demonstrating adequate ventilation for the building using the current code. Reference: Section 403.2, IMC 2012.
