This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL NOTES: 1. Clarify the cut-off notation next to the Master Bedroom on sheet A1. 2. Clarify the difference between the Mud Room exterior walls markings shown on sheet A1 as dark shaded vs. "x-ed". 3. Clarify if the "FFE = match existing" notation on the Foundation Plan means match existing residence floor or match existing garage floor. 4. Clarify if the Garage is demolished and replaced with new structure, or if the existing building is altered with door opening fill-in and new window openings. The elevations on sheet A2 notate "converted", although the Foundation and Framing Plans illustrate new construction. FLOOR PLANS: 1. Clarify the location of the roof overhang in relation to the Alley property line. The Plot Plan shows the north wall at the property line and the Floor Plan shows an overhang extending beyond the north wall. Remove any construction shown outside of the property lines, R301. 2. Show the location of tempered glass (within 24" of doorways), R308.4. 3. Show compliance with R310 providing egress from the bedroom with a minimum net clear window opening height of 24". A standard 3040DH window does not have the 24" net clear opening. 4. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and existing accessible attic areas. STRUCTURAL PLANS: 1. Provide a complete roof framing plan with Mud Room rafters sized with appropriate space for the required amount of ceiling insulation, R301.1 & N1102.1. SECTIONS - DETAILS: 1. Clarify the location on the plan for sistered rafters as shown on the Notched Rafters Connection detail on sheet A2. 2. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed. 2. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
