This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Provide a handrail for the exterior stairway of four or more risers, R311.5.6. STRUCTURAL PLANS: 1. Show the floor joist size and spacing with appropriate load carrying capacity, R301.1. The 2x6@16" floor joist are under sized for a 10' span. 2. Show the floor girder size and spacing with appropriate load carrying capacity, R301.1. The two 2x6 floor girders are under sized for a 13' span. 3. Show the location of a minimum 18"x 24" access to under floor with appropriate load carrying capacity, , R301.1. The current location requires appropriate joist bracing. 4. Show a beam size with appropriate load carrying capacity, R301.1. The two 2x8 roof beam is under sized without appropriate load bearing at the floor girders. 5. Provide a header schedule and show existing opening sizes supporting new roof consistent with Table 502.5(1) & (2). 6. Roof framing spans exceeding 20 feet require a registered engineer design, ARS 32-144.A.4. SECTIONS - DETAILS: 1. Show weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. 2. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Provide a revised fixture unit schedule using 2012 code values for verifying the required service pipe diameter, Table P2903.6. Those shown are not consistent with current codes. 3. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Specify a ¾" water meter upgrade, or a minimum 1" service pipe for supplying water to more than 9.5 fixture units. ELECTRICAL PLANS: 1. Show the location of a receptacle outlet and light switch for attic heating and air conditioning equipment. The service outlet must be within 25' of equipment, E3901.12. 2. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. 4. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
