This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. GENERAL NOTES: " All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation. " All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include a gray drain line discharge of all second story bathing fixtures through an exterior wall before connection to the building drain for future gravity distribution. Property with 200 SF of available distribution area requires one gray water fixture for compliance. See the PDSD web site for details. FLOOR PLANS: 1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1. 2. Provide a handrail for the exterior stairway of four or more risers, R311.5.6. 3. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2012 Amendment. PLUMBING PLANS: 1. Show the water softener discharge disposal line and termination, P3002.3.1. 2. Show a provision for a future solar water system, City of Tucson Ordinance #10549. 3. Provide the solar water system line diagram of components and manufacturer's specifications for the collector including the SRCC certification. 4. Show multiple-level plumbing drainage and vent (VTR) sizes consistent with Table P3107.3. Common vents serving bathroom groups require a minimum 2" VTR. 5. Show a clean out at the kitchen sink area, State amendment. 6. Recent clarification of the revised City of Tucson Ordinance #11089 for gray water preparation requires separate second floor black and gray vertical drains to the below grade horizontal drain. Show the gray vertical drain for bathing fixtures at an exterior wall with purple stub-outs for future wye fitting alteration. MECHANICAL PLANS: 1. Clarify the plan descriptions on sheet #8.0. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm on each side of the Master Bedroom door. 2. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2.
