This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

FOUNDATION PLAN:
1. Provide under floor ventilation for crawl space under new bathroom area, R408.1.

STRUCTURAL / FRAMING PLAN:
2. Provide minimum braced wall panel widths in accordance with R602.10.6.1.

PLUMBING PLAN:
3. Plumbing shall comply with 2012 IRC as amended. The plans should be designed according to this code or appeal to the Building Official for alternate design approval.
4. Condensate disposal may not discharge into a plumbing vent, P3108.4.
5. The Tucson Water policy adopted 7/13/12 limits the maximum demand for a 5/8" water meter to 15 GPM, Reference Tables P2903.6 and P2903.6 (1), IRC 2012. Specify that the existing 5/8" water meter #83329928 is upgraded to a ¾" meter to meet the proposed demand.

MECHANICAL PLAN:
6. Provide Manual J/S/D calculations for the forced air unit in accordance with M1401.3, M1601.1.

ELECTRICAL PLAN:
7. Receptacle that serves the bathroom may not share the water heater circuit, E3703.4, E3901.6.

OUTDOOR LIGHTING CODE
8. Clarify calculation line items 2 and 3 in Outdoor Lighting Schedule.

INTERNATIONAL ENERGY CONSERVATION CODE:
9. Specify insulation material that will provide R-19 in a 2x4 wall cavity and R-38 in a 2x10 roof cavity.
