This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ELEVATIONS: 1. Provide consistent information for the unvented conditioned attic space, R806.4. Remove the attic cross ventilation notation on sheet A-4. The existing building appears to have attic ventilation with gable vents, although the addition Section shows an unvented attic requirement with insulation placed at the underside of roof decking. PLUMBING PLANS: 1. Show cleanouts with the same size as pipes they serve, P3005.2.9. 2. Provide branch drain pipes in accordance with Table P3005.4.1. Water closets require a minimum 3" size. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed. 2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 3. Show the location of each outdoor lighting outlet (circuit #22) on the Electrical Plan if newly installed, E3405.1. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy value for glazing is U=0.40, skylights U=0.65. Show the current maximum "U" factor of the windows on the plans, N1102.1.
