This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL PLANS: 1. Show a beam size with appropriate load carrying capacity, R301.1. The 4" x 6" beams are undersized for a 10' span. Provide appropriate sizes or show load bearing interior walls for reducing roof loads at these locations. SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Revise the "water resistant gyp board" note at the section shown on sheet #D1. 2. Show dryer vent size and location for venting to exterior, M1501. PLUMBING PLANS: 1. Provide the water pipe diameter between the meter and the point of connection of the new ¾" cold water line in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. Provide notation if existing or proposed. 2. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3703.4. Upgrade circuit #11. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Both standard and high density R-38 batt insulation requires a space greater than provided with 2" x 6" roof framing. Identify the product that provides the intended value, or provide an appropriate ceiling cavity space.
