The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. FLOOR PLAN: 1. Specify nonabsorbent wall surface minimum 6' above the floor with cement, fiber-cement, or glass-mat board backing in tub/shower enclosures, R307.2, R702.4.2. Moisture resistant gypsum as referred to in note 4 sheet A4.A does not meet this standard. SECTIONS - DETAILS: 2. All ledger connections to masonry walls require 3x ledger material, Figure R606.11(1). PLUMBING PLAN: 3. Sections P3009.11 and P3009.14 have been deleted by amendment. Revise note 17 sheet A8A accordingly. 4. Specify the maximum developed length of water line from the meter the furthest appliance served, as well as the diameter and the lowest available working pressure, P2903.7. 5. The Tucson Water policy adopted 7/13/12 limits the maximum demand for a 5/8" water meter to 15 GPM; confirm with Tucson Water that the existing meter will be able to meet the proposed water demand. Reference Tables P2903.6 and P2903.6 (1), IRC 2012. 6. Clarify condensate drain lines indicated from tankless water heating appliances. 7. Provide a black water drain line connection for the automatic clothes washing machine. 8. It is not advisable to connect utility sinks to gray water drain lines due to the common discharge of chemicals and environmentally unfriendly products through such fixtures. 9. Provide gas piping sized for the proposed demand. Minimum 2" diameter gas supply would be required for the demand and distance specified. 10. Show all gas fired appliances and branch lines on one piping diagram for appliances served by a single gas meter. ELECTRICAL PLAN: 11. GFCI protection required for receptacles located within 6' of a wet bar or sink, E3902. 12. Use Table E3705.5.3 for sizing 15, 20 & 30 AMP branch circuit conductors. Maximum 15 AMP breakers are required for 14 AWG conductors. 13. Kitchens require two or more 2O-amp small appliance circuits to serve countertop receptacles. Such circuits shall be GFCI protected and shall not serve other rooms (except breakfast areas, pantries, etc.), E3901.3. 14. Island or peninsula counter tops with a long dimension of 24" and a short dimension of 12" or greater shall have at least one receptacle, E3901.4.2/3. OUTDOOR LIGHTING CODE 15. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Note: exterior lighting fixtures that are not full cut off type are counted as unshielded even if located under a roof overhang.
