PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2012 I-Codes with amendments on 1/1/2012. Show the current code reference on the Cover and Plumbing Plan.

FOUNDATION PLANS:

1. Show exterior footings at least 12" below the undisturbed ground surface, R403.1.4. Revise Detail 8 on sheet A-110.

PLUMBING PLANS:

1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Remove references to the UPC.
2. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
3. Show a pressure and temperature relief valve at the water heater. Note a metallic T&P line terminating at the exterior 6 inches above grade facing down, P2803.6.1.
4. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Specify a ¾" water meter on the Site Plan.
5. Recent clarification of the revised City of Tucson Ordinance #11089 for (single story) gray water preparation requires a minimum of one compliant fixture. Only when the clothes washer is not accessible to an exterior wall discharge point for immediate usage is a bathing fixture required to be plumbed with a gray drain connected to the building sewer line at a point 3' from the foundation. Consider removing the below-grade gray plumbing.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation, R303.4 & M1507.3.
2. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D.

ELECTRICAL PLANS:

1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
2. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
