This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Show compliance with the Pool Barrier requirement by including a pool alarm system for doors and windows open to the pool, or show a continuous barrier around the pool, 2012 IRC Appendix G. 2. Clarify the keynotes identifying the electrical service entrance. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320. 2. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3. 3. Show braced wall panels consistent with sheet #A-2, R602.10. Rear wall, Plan Units 1 & 3, requires updating. FLOOR PLANS: 1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1. 2. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and existing accessible attic areas. STRUCTURAL PLANS: 1. Provide a complete braced wall (BW) design for the short wall line with four windows on sheet #A-2, R602.10. Include: compliance with Table R602.10.3(1) for minimum total panel length on each wall line (7.5'), "qualify" each braced wall panel for: (1) minimum panel length (width dimension), R602.10.5 as limited by Table R602.10.5 based on wall height (9') and size of adjacent wall opening (27" for 48" window height). A third 27" or greater BW panel is required to achieve a total of 7.5' on this wall. ELEVATIONS: 1. Provide a revised Rear Elevation consistence with the brace panel dimension on the Plan (3' length), sheet #A-2, R301.1. SECTIONS - DETAILS: 1. Provide the sheet number at the reference on note #6, sheet #A-2, R106.1.1. 2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5. 3. Show the water pipe sizes with sufficient capacity for controlling excessive flow rates, P2903.6 A minimum 1" pipe is required for supplying water to more than 9.5 fixture units and a ¾" pipe for more than 3.0 fixture units. Change the cold pipe supplying the water heater to 1". Change the cold pipe supplying the bathrooms to 3/4". 4. Show a plumbing vent (VTR) within an acceptable distance from the trap, P3105.1. Add the clothes washer VTR on Unit 1 & 3 plan. 5. Recent clarification of the revised City of Tucson Ordinance #11089 for (single story) gray water preparation requires a minimum of one compliant fixture. When the clothes washer is not accessible to an exterior wall discharge point for immediate usage, a bathing fixture shall be plumbed with a gray drain connected to the building sewer line at a point 3' from the foundation. MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation, R303.4 & M1507.3. 2. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D ELECTRICAL PLANS: 1. Plans with electrical service exceeding 400Amp and when the available fault current at a new service entrance exceeds 22,000 Amp require the signed seal of a registered Arizona Electrical Engineer, PDSD Submittal Requirements. 2. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm outside and near Bedroom #1. 3. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3703.5. Add descriptions for the bedroom circuits and check the washer #12. 4. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1. Include short refrigerator side counter. 5. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5 INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13, N1102.1. Update the Energy Code Schedule on sheet #A-1 & A-2.
