This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the code references on the plans. GENERAL NOTES: " Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Show the code references used for the design. " Please make spelling corrections in plan. FLOOR PLAN: 1. Completely dimension floor plans. 2. East wall of garage addition must be built to 1 hour fire rating. 3. Justify I-joists, specifically series type to handle required span. 4. On porch detail #4 on sheet 2b, dowel existing floor slab to new slab to prevent lateral displacement. 5. Detail #4 on sheet 4a, ledger must be 3X when attached to masonry walls. 6. Ledger anchor bolts must be anchored at 15" o/c per R606.11. 7. All ledgers anchored to masonry walls must be at least 3X per R606.9. ELECTRICAL PLAN: 1. Inclde aperage of existing house in electrical load calculations. 2. Include all panel schedules both new and existing. 3. Provide outdoor lighting calculations.
