This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide minimum 3/32" lettering per Unified Development Code.

STRUCTURAL / FRAMING PLAN:
2. Justify roof beam at porch roof. Size specified is insufficient for proposed span, R801.2.

SECTIONS - DETAILS:
3. Eave venting is not allowed for an unvented roof assembly design, R806.

PLUMBING PLAN:
4. The Tucson Water policy adopted 7/13/12 limits the maximum demand for a 5/8" water meter to 15 GPM; confirm with Tucson Water that the existing meter will be able to meet the proposed water demand. Reference Tables P2903.6 and P2903.6 (1), IRC 2012.
5. Include all plumbing fixtures on the water supply calculation schedule when served by a common water meter (including main house).
6. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. This is a mandatory ordinance, remove 'optional' notation for gray water piping.

ELECTRICAL PLAN:
7. Use Table E3705.5.3 for sizing 15, 20 & 30 AMP branch circuit conductors. Conductor for circuit #13 is not sized for the appropriate over-current protection.

OUTDOOR LIGHTING CODE
8. Optional compliance method for outdoor lighting calculations applies to the entire lot (including existing buildings). Specify how many exterior lights are on the lot and indicate that no unshielded luminaries are allowed on the lot, ODL 401.5.

INTERNATIONAL ENERGY CONSERVATION CODE:
9. Specify a "U" factor and solar heat gain coefficient of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing is U=0.40 and skylights is U=0.65, the default SHGC is 0.25.

05/27/2014 LOREN MAKUS ENGINEERING REVIEW Approved May 27, 2014 (ELEVATION CERTIFICATES REQUIRED)

The applicant is authorized to use a portion of the flood hazard area (FEMA Zone X, Panel 2880L, City Flood Hazard) in the City of Tucson at 9 East Elvado Road for the purpose of constructing a new residence.

The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit.

The following conditions shall apply to this permit.

1) This permit becomes invalid and is subject to additional floodplain review, if any required development changes the construction of the building or site improvements, or, if there is any further disturbance within the floodplain other than that outlined in this application. This floodplain use permit may be subject to conditions or restrictions designed to reduce or mitigate the potential damage or hazard to life or property resulting from new building and site improvements within the regulatory floodplain, floodway or erosion hazard areas as determined by the project engineer and accepted by the City of Tucson.

2) All work shall conform to the attached plans (T14CM00072) which are made part of this permit.

3) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties.

4) For purposes of this permit the following flood elevations shall be used for the new structure:
Base Flood Elevation (BFE) = 6 inches above grade
Regulatory Flood Elevation (RFE) = 18 inches above grade
Building is to have lowest finished floor elevated at or above the Regulatory Flood Elevation (RFE) and lowest point of any attached equipment such as air conditioning units is to be at or above the Regulatory Flood Elevation (RFE).

5) Floodplain Approval of elevation certificate, prepared by an Arizona State Registered Land Surveyor, is required prior to the pre-slab inspection and prior to finished construction or Final Inspection. The Elevation Certificate must include the identity and elevation of the lowest service equipment/machinery servicing the building as well as the identity and location of all other equipment/machinery servicing the building.

6) Any additional future disturbance of the floodplain including the construction of any fences, walls or accessory structures shall have separate floodplain use permit applications submitted to this office for review and approval.


This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions are not complied with, as set forth in this permit.
