TRANSMITTAL: May 13, 2015 COMMENTS: the following comments are relative to an application for Historic Review (UDC 3.3.7 and 8.5.8). This site is located in the HC-3 zone (UDC 4.7.22). A single-family residence is a permitted use in this zone (Table 4.8-4). This site is in the HC-3 Zone. Historic review is required (UDC Sections 3.3.7 and 5.8.5). The maximum height of a wall or fence within a perimeter yard shall be six (6) feet (UDC Section 6.6.2.I). The maximum height of a retaining wall is ten (10) feet from design grade and no higher than six (6) feet measured from the top of the retaining portion of the wall (UDC Section 6.6.2.I.2). The proposed wall meets zoning requirements. A Board of Adjustment variance shall also be required for the proposed wall along 6th Street. The minimum setback for a wall or structure is the greater of twenty-one (21) feet from the back of the future curb or the height of the wall facing developing area street (UDC Section 6.4.5.C.2 and Table 6.4.5-C-1). The height of the proposed wall is ten (10) feet. The required setback is twenty-one (21) feet from the curb. The propose setback is twelve (12) feet from the curb along 6th Street. |
